This website (stephen-schacher.com) is operated by Stephen Schacher, a REALTOR® licensed in Alberta and affiliated with Beck Real Estate Ltd.. It is intended for people exploring real estate in Calgary, Okotoks, High River, Airdrie, Cochrane, Diamond Valley, Foothills County, and surrounding communities.

This policy describes how we handle personal information collected through this website, including contact forms, listing inquiries, home-evaluation requests, emails we send about those inquiries, and the technologies that help the site run and measure visits.

Alberta’s Personal Information Protection Act (PIPA) is the primary privacy law that applies to this practice. Canada’s anti-spam law (CASL) applies to commercial electronic messages. PIPEDA may also apply where personal information is handled in the course of commercial activity across provincial or national borders.

This policy does not cover websites we link to, lenders, lawyers, inspectors, or other professionals we may introduce you to. Those organizations have their own practices.

We collect information you choose to give us, and a limited amount collected automatically.

From forms. When you send a message, request a showing or more information about a listing, or ask for a home evaluation, we collect your name, email address, optional phone number, message, and your permission for Stephen to respond to that request. Evaluation requests also include the property address you provide. Listing inquiries may include the MLS® number and street address of the home you were viewing, and the page you sent the form from.

Automatically. Our hosts and security tools may record IP address, approximate location derived from IP, browser and device type, referring page, and pages requested. We use this to operate the site, prevent abuse, and diagnose errors. Cloudflare Turnstile is used on forms to distinguish people from automated traffic.

We do not ask for payment card numbers on this website. This site does not currently offer public account sign-in, saved searches, or a client portal. If that changes, we will update this policy before those features collect additional information.

We use personal information to:

• respond to your inquiry, including bookings and home evaluations;
• send a confirmation that we received your message;
• communicate with you as reasonably needed to answer or complete your request;
• keep a record of the conversation in our customer files;
• operate, secure, and improve the website; and
• meet legal, regulatory, and professional record-keeping duties.

We do not sell personal information. We do not use form submissions to build unrelated marketing lists.

Forms on this site require you to agree that Stephen Schacher of Beck Real Estate Ltd. may contact you by email, phone, or text to respond to the request you submit. This permission is limited to your request and does not subscribe you to newsletters or ongoing promotional marketing.

We may send a confirmation and the messages reasonably needed to answer or complete your request, such as arranging a showing you asked about. We will request separate consent before adding you to any future newsletter or ongoing commercial email program. By using this website, you understand that traffic data and tools such as Google Analytics are logged so we can see how the site is used. That includes pages viewed, approximate location derived from IP address, device and browser information, and referral source. We do not sell this information and we do not use it to log or profile demographics.

The site also uses cookies and similar technologies needed for security and basic operation, such as forms and bot protection. Analytics tags load as part of normal site use. Depending on how the tag container is configured, that may include Google Analytics 4 and related Google measurement tags. These services help us understand which pages are used. We do not sell analytics data.

You can block or delete cookies in your browser, which may limit some measurement. Google also provides its own analytics opt-out tools. Using the site after seeing the analytics notice means you understand this traffic logging, as described here.

Property search may load Mapbox maps. Mapbox may process IP address and device information to deliver map tiles. Listing photos are served through this website so the files can be displayed under our license. The homepage video is delivered by Cloudflare Stream.

Listing content itself (addresses, prices, photos, remarks) is licensed listing data, not information you submitted. How that data may be used is described in the Terms of Use.

We share personal information only as needed to provide the service you asked for, to run the website, or as required by law. That includes:

• Beck Real Estate Ltd., where an inquiry is handled in the course of licensed real estate services;
• the private customer system used to log and follow up on website leads;
• service providers that host the site, send email, store form records, provide security checks, analytics, maps, or video — currently including Vercel, Supabase, Resend, Cloudflare, Google, Microsoft, and Mapbox;
• a professional we involve at your request, such as a mortgage broker or lawyer; and
• authorities or others when we are legally required to disclose information.

Website leads are processed in Canada, and the system databases that store lead and website records are located in Canada. Some supporting providers may process limited technical information—such as IP address, browser information, email-routing data, map requests, video delivery, or analytics data—outside Canada as part of their global networks. Information processed in another country may be subject to that country’s laws. We limit information shared with providers to what their service needs.

Inquiry records are kept long enough to respond to you, continue a conversation you started, and meet legal and professional obligations. As a rule we retain website lead records for up to three years, and longer if you become a client, a file is in dispute, or a statute or regulator requires it. Server and security logs are kept for a shorter operational period.

When information is no longer needed, we delete it or irreversibly anonymize it where that is reasonably practical.

We use HTTPS, access controls, bot protection on forms, and limits on how often the lead endpoint can be used from one address. No internet transmission or storage system is completely secure. Please do not put social insurance numbers, banking passwords, or other highly sensitive credentials in a website form.

You may withdraw consent to optional marketing messages at any time. You may also ask us to access or correct personal information we hold about you, or to delete it where the law allows. We may need to verify that the request comes from you, and we may keep information we are required to retain.

Send written requests to stephen@beckrealestate.ca. Under PIPA, organizations generally have 45 calendar days to respond to a written access request, although the time may be extended in circumstances the law allows. If you are not satisfied, you may contact the Office of the Information and Privacy Commissioner of Alberta.

This website is meant for adults considering real estate. We do not knowingly collect personal information from children. If you believe a child has submitted a form, contact us and we will delete the record.

We may update this page as the site, our providers, or the law changes. The effective date at the top will change when we do. Continued use of the site after an update means the revised policy applies to information collected from then on.
